NHS Property Services launches new scheme to help offload vacant space

A new scheme has been launched to help NHS commissioners offload the costs and responsibilities of managing vacant and unused space in their buildings.

The Vacant Space Handbook Scheme was unveiled by NHS Property Services with the aim of helping the NHS reduce an estimated cost of £10 million a year through unused space across its estate. NHS commissioners can transfer liability for eligible space to NHSPS, who will then deal with the matter accordingly, by developing, disposing of or re-letting the space.

The space must be a self-contained unit above 100 metres square to qualify for the scheme, declared surplus to requirements, vacant and free of any bad debt. It must also be in a proper that NHSPS has a legal interest and not a PFI. The space must also have been transferred over as part of they 2013 health reforms.

“We know that commissioners don’t want to be spending their money on empty space, and now we can help them avoid some of those costs,” said John Westwood, director of Asset Management at NHS Property Services. “This scheme will free up more of their budgets for frontline care.”

Discussing the new initiative, Health Minister Lord O’Shaughnessy said, “This scheme is an important part of our ongoing efforts to help the NHS make the most of its estates, delivering greater value for money and freeing up extra funds for patient care.”

BEMS market to grow by over 14% each year until 2025

New research has revealed that the Business Energy Management System is expected to grow 14.3% annually from now until 2015.

The report, from Credence Research, also notes that the global building energy management systems (BEMS) market is competitive and technology driven. The market is electric bills, green technology, Internet of Things, BEMS services

The market is characterised by the presence of both application sub-system suppliers and core solution providers. Being a technology driven market, it is requisite for new entrants in the market to dedicate substantial budget for research and development in order to keep pace with the technological advancements. The industry has been committed towards developing a universal platform capable of addressing issues concerned with the interface, interoperability, and installation.

New analysis by salary benchmarking site Emolument has examined the salaries of over 52,000 individuals in London, revealing that the top 10% of executives working within construction and real estate earned an average of £92,000 per annum, with gross salary and annual bonus taken into account.

Unsurprisingly, the finance sector led the field as most well paid, with the top 10% earning an average of £290,000 per annum, followed by the insurance sector with the top 10% earning an average of £153,000 per annum, with energy, mining, chemicals and environmental industries third, with the top salary averaging £143,000 per annum.

Bayer turns its AV systems up to 11

Biotechnology and pharmaceutical company Bayer has unveiled new AV systems throughout its Green Park headquarters in Reading to create collaborative meeting spaces, meeting rooms and presentation suites.

The pharma giant hired Shure Distribution, MiX Consultancy and Focus 21 to handle the work.

“The convergence of IT and AV is not a new trend but something of increasing significance for new builds and refurbishment,” explained Glynn Seymour, IT project lead for Bayer.

“The Bayer UK headquarters move was part of a wider culture change to a more agile way of working and our new home had to reflect and support this, whilst adhering to corporate standards in many areas. We were challenged to create a variety of meeting spaces that were versatile but retained ease of use and bolstered the image of Bayer as an innovation-driven Life Science organisation.”

Shure Microflex products were chosen for the project as they are corporate network ready and can connect to networks and third-party control systems using standard protocols for remote management and campus-wide implementation, delivering versatile, flexible meeting spaces that had to be consistent, reliable and easy to use.

CASE STUDY: UBS achieves award-winning energy savings

ebm-papst recently completed a project for UBM that has delivered energy savings of 10,657MWh – Here’s how those savings were achieved…

Project Overview

UBS operates a 130,000 sq ft data centre in west London which is fundamental to the operation of the firm’s global banking systems. Within this site there were a number of misson critical Down Flow Units (DFUs) operating around the clock to sustain the required operating conditions for the computer equipment in the data centre.

The Fans

ebm-papst replaced the existing Down Flow Units in the data centre with high efficiency direct drive EC fans in the computer room air conditioning (CRAC) units. UBSs objective for the project was to reduce the drawn-down power by up to 30%, resulting in a 180kW power reduction load to be allocated to IT equipment.

The Project

The challenge was to improve the energy efficiency of the data centre, freeing up additional electrical capacity to use on IT resource. In addition, our task was to improve the airflow and improve controllability of the cooling units in the data hall.

Typically heating, ventilation and air conditioning (HVAC) systems can be responsible for over half the energy consumed by data centres. In cases where energy is limited, improving the energy efficiency of HVAC equipment will result in a more improved allocation of energy resource to IT equipment.

The Results

The solution resulted in a load reduction of 250 kW against a target of 180 kW. This resulted in an annual power saving of 48%, which allowed UBS to increase IT power consumption in addition to reducing CO2 emissions and energy costs.

Over the past 4 years and 10 months since the project took place (as of March 2017), UBS has achieved:

  • 191 fans installed
  • 76 CRAC units upgraded
  • 3 different models installed
  • Energy savings -10,657MWh (4 years and 10 months)
  • Financial savings – £667,836 after payback of total install costs

(payback period of 23 months)
